How the Rich Get their Way

One of my students mentioned to me that he is going to send a contractor to a property he is inspecting for repairs and he is going to pay for his time. I told him why pay for his time when, provided he say the right things, he should be able to get not just one but three contractors to go to the property and give him repair estimates for free. I told him,


"When I meet I contractor, I tell him, 'Hello. I am a real estate investor and I buy and I sell houses. When I encounter a house that I need a repair estimate on, how soon can you go there and give me a repair estimate?' "


"You see, I never asked him if it's OK for him to go to the property. I just assumed and expected him to say 'YES' to that. I assumed he would do it for free."


My student complained , "But Trace, is it really OK for me to do that? I am just a newbie investor...."
