If You are buying a home that needs work or you just want to upgrade it, you may qualify for a purchase rehab loan with a down payment of 5% or less. There are two programs that would allow this one Conventional and one FHA. In todays market typically the FHA program is better but there can be a case for the conventional depending on the work to be done.
