My credit is under five and my wife is just over five our credit is not all that,
however we are a hard working family with one child. For the last two years we have live in an apartment complex paying 605 a month and have always paid our rent on the 1st or sometime a few days late but even then we have payed the late fees. Now for the last three months our a/c unit has not been working. yes they have made efforts to fix, but we are now living in austin texas and this summer it has been over 95 degees daily if not 100 degrees and our a/c unit still blows 91.7 degrees. This I know because a partner of the owner of the apartment complex came 9/2/2008 and got a temperture reading from the air vent in our apartment. We moved into a motel 9/1/2008 because my wife had become sick and I still have to pay my rent tomorow, my electric for the last three months have totaled half my rent each month and I'm keep being told its because its the summer and I know this is not to be ture. We rented three bedroom in Arlington, Texas and our bill never went over 200.00. I've try to get help, yet it has end up with me filing a law suit petition with the courts, however the judge has given me fair warning that I should start looking for another place to live. Stating that the apartment complex was not going to take kindly of me bring them to court. So if anyone can help us, we can pay our own way but our credit is holding us back.

Turn in your 30-day notice before you have to pay for any more rent for a home you do not feel you can live in. Turn off ALL of your appliances while you're not living in the apartment for the last month. Unplug the refrigerator, unplug the television, the dvr, the cable box, the microwave, DEFINITELY the A/C, the extra computer and monitor... everything. Turn off the hot water heater to save money on your gas bill too, if you have one of your own for the apartment. Cancel your cable subscription and return any cable boxes/dvrs you were using. Cancel the apartment's telephone line and internet service. Do it today. Don't wait.

With regards to buying a home, you should know that it can take anywhere between 30 and 90 days to close on a home, not to mention the amount of time it takes people to find an agent, find a property to purchase, and find a lender. Living in a motel is not a cheap venture, so you should probably look for a small, 1 or 2 bedroom unit to live in while you work on a purchase. If your child is under 3 years old, a 1 bedroom apartment CAN sufficiently house all three of you for 6 months to a year. Look for something you can move into quickly and something very, very cheap, particularly if you can find it below your normal price range.

A note on credit: As a general guideline, get all your credit cards down to 80% of your credit limit. If possible, push for 50% on each and rotate your gas and grocery expenses to each, so that you keep using them. Try not to cancel cards you pay off, as your credit is also affected by the length of time you possess your credit cards. Do some research on other ways to improve your credit score.

Once you have your living situation settled, you can look into FHA and VA Vendee financing. Government programs are the best places to start if you are in need of more flexible lending terms. If/when you improve your credit score, you can explore other options.
